3. You decide to invest
If you decide to invest in the opportunity, we will send you all the disclosures, subscription documentation, private placement memorandum and investor questionnaire
You now own the share of the LLC based on the investment you made
We close the deal
4. Get mailbox money
We send quarterly updates on renovations, health of the property and value add strategies that we execute
We typically have quarterly distributions check (Q1 check in April 3rd week, Q2 check in July 3rd week, Q3 check in Oct 3rd week and Q4 check in Jan 3rd week)
We send K1's (last week March) containing details of the income distributions and depreciation losses
We do Cost Segregation study in order to maximize depreciation losses to shield your income (Please consult CPA before taking tax decisions)
If we refinance we will send your share of proceeds which are tax free
If all investors agree we can do a 1031 exchange to a larger property
If we sell we will send your share of sale proceeds
